Lafayette is the eastern entry to Lamorinda — the trio of Lafayette, Moraga, and Orinda that consistently ranks among the Bay Area's most desirable family communities. Lafayette's draw is straightforward: exceptional schools (Acalanes Union High School District is regularly ranked among California's strongest), a walkable downtown core with serious dining and retail, established neighborhoods of mid-century and ranch homes on substantial lots, and immediate BART access (Lafayette station, roughly 30 minutes to downtown SF).
The trade-off is price. Lafayette is one of the most expensive markets in our coverage area, with median home prices well above $2M and luxury properties reaching $5–10M+ in neighborhoods like Happy Valley and Hidden Valley. Smaller homes in walking-distance downtown neighborhoods can be found in the $1.5–2M range. Lafayette's neighborhoods range from urban-adjacent downtown condos to estate-scale view homes in the surrounding hills. The community is family-focused — most residents stay long-term, school enrollment drives much of the housing market, and the city has strict character preservation that limits new construction.
For buyers prioritizing top-tier schools, established prestige, and proximity to both BART and the East Bay's best dining, Lafayette delivers. Many of our East County clients consider Lafayette and ultimately decide the price premium is steep — but the families who do buy in Lafayette typically settle in for decades. Lafayette sits at the edge of what most people consider Contra Costa's central corridor, and its market dynamics align more with Lamorinda than with Walnut Creek or Concord.
