Some Brentwood homes look like they should carry a hefty HOA. This one doesn't.
Ryan tours a four-bedroom, two-and-a-half-bath home around 1,978 square feet on a compact lot of roughly 3,300 square feet — built in 2014, with a third level of flex space that reads as loft, office, or chill room depending on how you set it up. Corner-lot courtyard entry, two-car garage, and a short hop to the Balfour exit on Highway 4.
The layout that makes ~1,900 feel bigger
Level one is open living: newer laminate floors, gas fireplace, recessed lighting, and an eat-in kitchen nook that slides out to a low-maintenance backyard. The kitchen itself is granite and stainless — gas cooktop, built-in oven and microwave, dishwasher, and a real pantry with enough uppers and lowers that storage isn't the compromise.
Level two holds all four bedrooms, laundry (gas or electric), and a built-in study center. One secondary bedroom connects directly into a double-vanity hall bath with a shower-over-tub. The primary suite gets the dual walk-in closets Ryan calls out on camera, plus a large shower (no tub) and double vanity.
Level three is the flex space — cozy, bright, and separated enough to work as a quiet office, homework zone, or media room without stealing a bedroom.
Commute trade-offs, stated plainly
You're close to the freeway. There's a sound wall. Outside with the mic open, it's quieter than the proximity suggests — but if absolute distance from Highway 4 is non-negotiable, this isn't your shortlist. If "get to Vasco / Highway 4 without a crosstown crawl" is the priority, that's exactly why this pocket exists.

Who this fits
Buyers who want newer construction energy, vertical living with a loft, low yard upkeep, and no HOA dues — and who accept freeway adjacency as the trade for access. Still comparing East County towns?
